A major housing expansion is officially underway in San Ramon as a new 456-unit apartment complex moves closer to development within the rapidly transforming Bishop Ranch district. The project represents one of the largest residential additions to the area in recent years and marks another major step in turning Bishop Ranch into a full-scale urban center rather than just a business park.
The land for the project consists of a 5.7-acre vacant property located near the intersection of Bollinger Canyon Road and Camino Ramon. The site was purchased in an all-cash transaction totaling $30.5 million. The deal was recorded at the beginning of December, officially clearing the path for construction to move forward.
The development, which will be known as Avalon San Ramon, is planned as a two-building apartment complex. One structure will rise seven stories, while the second will stand five stories high. The two buildings will be connected by a breezeway, creating a unified residential environment designed for both convenience and community living.
Construction is scheduled to begin before the end of the year. Once complete, the first residents are expected to move in sometime in 2027. The project is being designed with a strong emphasis on lifestyle amenities rather than just density alone.
Future residents can expect access to a full-service fitness center, a resort-style pool, dedicated work lounges for professionals, a clubhouse for community gatherings, a rooftop deck for outdoor relaxation, and a specialty pet spa designed specifically for residents with animals. These features reflect the growing demand for apartments that blend living, working, and leisure into a single location.
The Bishop Ranch district itself spans more than 585 acres and has traditionally been known as one of the East Bay’s largest business parks. However, its long-term vision has shifted dramatically over the past several years. The area is now being reimagined as San Ramon’s primary urban center, complete with homes, retail, dining, entertainment, offices, and hotels.
The broader residential plan for Bishop Ranch includes up to 8,000 homes planned over time. Once fully built out, the community is expected to house between 25,000 and 30,000 residents. The goal is to create a self-sustaining city core where people can live, work, and socialize without relying heavily on long commutes.
Local housing demand has continued to rise across the Tri-Valley region, and projects like Avalon San Ramon are expected to play a key role in easing rental pressure while also strengthening the city’s long-term growth strategy. With limited developable land available in many surrounding areas, high-density mixed-use districts are becoming increasingly critical for meeting housing needs.
As the Bay Area continues to struggle with affordability and supply constraints, this project stands out as a significant addition to the regional housing pipeline. It also signals that San Ramon is positioning itself as a more prominent residential destination, not just a daytime employment center.
With construction expected to break ground soon, the transformation of Bishop Ranch into a true urban district appears to be accelerating faster than ever.
